A boundary survey determines the property lines of a parcel of land described in a deed. Our quality boundary survey will also indicate the extent of any easements or encroachments on the property.
Residential Survey / Title Survey
A land title survey is defined as a complete and total study, investigation and evaluation of all factors affecting and influencing the location of the boundaries, ownership lines, rights of way and easements within or immediately surrounding a certain lot, parcel or quantity of real estate.
Verifies that the finished floor elevations for homes meet or exceed the requirements set by the F.I.R.M.(FLood Insurance Rate Map) maps.
Metes and Bounds
Method of describing land by measure of land (metes - course and distance) of the boundary lines (bounds - adjoiners). The most common method is to recite direction and length of each line, as one would walk the perimeter.
ALTA stands for the American Land Title Association. An ALTA specifies the data to be shown on the survey and this includes the boundary lines, location of the main building including improvements, location of ancillary building, and easements. They are very complex surveys but our team of professionals are more than capable of completing them.
